Challenge

As part of its continued growth, Heitman, a leading global real estate investment management firm, announced that it would be relocating offices from 100 Park Avenue to 12 East 49th Street.

In order to accomplish this task, Heitman required a detailed moving plan and timeline so to ensure its operations weren’t disrupted. Furthermore, Heitman also needed temporary storage while their final destination was completing construction. City and state regulations for commercial spaces, parking restrictions, and limited freight elevators’ access would also need to be managed.

Solutions

Given the endless variables of this project, Sher-Del Transfer conducted a site survey to account for factors that could impact the relocation. Following the site review and feedback on concerns from the client, Sher-Del developed a proposal tailored to the project’s demands. This plan included a prospective timeline for executing the move, designated containers for storage, and the number of trucks and workers needed for a streamlined process.

While New York City’s commercial real estate market suffered throughout the Covid-19 pandemic, it appears to be bouncing back. Between return to office mandates, hybrid work, zoning changes, and renewed investor confidence, commercial development is quickly rising throughout the city.

In the first half of the year, commercial lease volume increased by 42.2% in New York City. Furthermore, in the first quarter of 2025, office vacancy dropped by 16%. A follow-up report from Q3 saw an additional 8% increase. City Council, in August, also approved the Midtown South Mixed Use Plan, which would focus on the development of residential and commercial properties.

North Brooklyn

Once known as a residential-focused area, North Brooklyn has slowly attracted more and more businesses. A Brooklyn Market report from earlier this year North Brooklyn as a leading neighborhood for transaction volume and sales value in development sites & mixed-use properties. Meanwhile, an October report from Optimal Space concluded that Williamsburg has seen over $372 million in retail building sales over the past year.

Case Study: Little Red School House

Challenge:

As part of a commitment to providing the best possible learning environment for their students, the Little Red School House & Elisabeth Irwin High School (LREI) previously renovated their classrooms for the 2025-2026 school year.

As part of the process, LREI required storage for student desks, chairs, and other items to be housed during the scholastic semester. This project required scheduling and timely completion that would not disrupt students during school hours. Furthermore, city and state-regulations for New York schools, parking restrictions, and limited freight elevators access would also need to be navigated.

In order to accomplish this task, they would need an experienced commercial mover with ample storage space, and a fleet of trucks transporting the items.
